Fees To Tenants
Holding Deposit
A deposit of 1 weeks rent is paid by a Tenant in order to secure a property whilst the administration takes place. If the let proceeds, this fee is added onto your first months rent.

5 Week / 1 Month Dilapidations Deposit
A deposit is paid by a Tenant at the commencement of a tenancy and is held with the DPS or the Landlord’s chosen scheme – At the end of the tenancy, it is dealt with in accordance with the terms of the Tenancy Agreement

Company Reference – £250
This fee is charged to the company to cover the cost of referencing (identity, immigration and visa confirmation, financial credit checks, obtaining references from current or previous employers / landlords and any other relevant information to assess affordability)

Landlord Fees
Landlord referencing fees will be updated on our website soon
Fully Managed – 12% of total annual rent inclusive of VAT
Provide free valuation and suggest improvement to maximise income
Arrange an EPC, GSI and PAT test should one be needed
Arrange for an Inventory should one be needed (highly recommended)
Arrange for photos and place the property onto our website and all the website portals including Zoopla and Rightmove
100% Accompanied viewings
Full tenant referencing including detailed credit, employment and landlord reference checks
Collect at least one month’s deposit and lodge it with the DPS unless otherwise before the start of the tenancy
Arrange the preparation of the tenancy agreement
Collect Rent on a monthly basis via BACS
Chase late rents giving weekly updates to the landlord
Provide rental statements every three months
6 month rental visits with updates via email including photos
Represent landlords should there be a dispute with the deposit
Serve the relevant notice to regain your property, deal with legal representatives and attend court if need be
Deal with any maintenance issues the tenant may have
Deal with any Emergency maintenance works
